At 32 Build, we approached this project with the goal of preserving the presence of a classic Chicago property while fully rebuilding it for modern living. The home was reworked inside and out, with a new rear addition, a completely redesigned layout, a new garage, a higher basement ceiling, and all-new finishes and systems throughout.

Challenge

The house was built in 1908 and hadn't had significant work in decades. Raising the basement ceiling height required underpinning. The rear addition needed new footings.

Once demo opened the walls, the original balloon-frame structure needed evaluation and reinforcement before the new layout could take shape. The scope grew after demolition — it always does in buildings like this — and the schedule had to adapt without losing the timeline.

Approach

Our approach to this project focused on complete reinvention while respecting the home's original footprint and neighborhood context. We redesigned the layout to create a more functional and modern flow, including an open floor plan on the first floor, three bedrooms and two bathrooms upstairs, and two additional bedrooms in the basement.

We also expanded the home with a rear addition and improved the lower level by creating a higher-ceiling basement, making the space feel more comfortable and livable. Every major component of the home was updated, including the interior, exterior, and all mechanical systems, allowing the property to function like a new home while still rooted in the structure of a classic Chicago residence.

The project involved a rear addition, a completely transformed floor plan, a new garage, a higher-ceiling basement, all new interior finishes, all new exterior finishes, and all new mechanical systems.
