What We Do

Commercial Framing & Drywall
in Chicago

Framing and drywall set the pace for every trade that follows. If the walls are late or out of line, every finish after them is late or wrong too.

We self-perform commercial framing and drywall for building owners, property managers, and design teams, either as part of a full buildout or as a standalone scope.

Scope
  • Metal stud and wood framing
  • Interior partitions and demising walls
  • Ceilings, soffits, and bulkheads
  • Blocking and backing for millwork and fixtures
  • Drywall hanging, taping, and finishing
  • Patching and repairs in occupied space
  • Coordination with MEP rough-in and inspections
Our Process

Walkthrough to Punch List

For framing and drywall, the walkthrough confirms layout, wall types, and finish levels so the bid prices exactly what the drawings call for.

  1. 01

    Walkthrough

We walk the space with you, the property manager, or the design team. We note existing conditions, building rules, access, and anything that affects schedule before we price it.

  2. 02

    Bid

You get a written, line-item bid that shows what our own crews perform and what is subcontracted, with clear inclusions, exclusions, and assumptions.

  3. 03

    Schedule

We build the schedule around your lease dates, tenant move-ins, and building hours, then hold it with our own crews instead of waiting on outside trades.

  4. 04

    Punch List

We walk the finished work with you, close every punch item, and hand over the documentation the building and the tenant need.

Occupied Buildings

Working Around Your
Tenants and Residents

Drywall work means dust and noise. In an occupied building, we isolate the work area, schedule cutting and sanding when the building allows, and clean up every shift.

After-hours work

Noisy and disruptive work is scheduled for evenings, nights, or weekends when the building requires it.

COIs on request

Certificates of insurance naming the owner, manager, and any additional insureds the building requires — before we mobilize.

Building rules

We work to the building’s rules on freight elevators, loading docks, deliveries, work hours, and contractor sign-in.

Protecting common areas

Floor and wall protection along every path of travel, dust control at the work area, and clean common areas at the end of each shift.

Self-Performed

Why Self-Performing
Matters

Framing and drywall are trades our own crews perform every day — this is the core of what we build, not a scope we pass along.

When the crew on site works for us, the schedule is ours to hold. We don't wait for an outside trade to fit us in, quality is checked by the same people who did the work, and you have one point of contact for the whole job instead of a chain of subcontractors.
