What We Do

Tenant Improvement
in Chicago

Tenant improvement work lives and dies by the lease. Rent commencement, the tenant’s move-in, and the next space on the stack all hang on the date the space is ready, so the schedule matters as much as the finish.

We build out and refresh leased space for property managers, building owners, and the brokers representing incoming tenants. Because our own crews self-perform the core interior trades, we control the work that usually decides whether a TI finishes on time.

Scope
  • Demising walls and corridor work
  • Interior partitions, framing, and drywall
  • Ceilings, soffits, and bulkheads
  • Doors, frames, and hardware
  • Finish carpentry and millwork
  • Interior painting and wall finishes
  • Coordination of MEP, flooring, and specialty trades
  • Turnover-ready punch list and close-out documents
Our Process

Walkthrough to Punch List

On a TI, we start from the lease and the tenant's move-in date, and work backwards to a schedule the building and the tenant can both plan around.

  1. 01

    Walkthrough

We walk the space with you, the property manager, or the design team. We note existing conditions, building rules, access, and anything that affects schedule before we price it.

  2. 02

    Bid

You get a written, line-item bid that shows what our own crews perform and what is subcontracted, with clear inclusions, exclusions, and assumptions.

  3. 03

    Schedule

We build the schedule around your lease dates, tenant move-ins, and building hours, then hold it with our own crews instead of waiting on outside trades.

  4. 04

    Punch List

We walk the finished work with you, close every punch item, and hand over the documentation the building and the tenant need.

Occupied Buildings

Working Around Your
Tenants and Residents

Most tenant improvements happen in a building that stays open. We plan the work around the neighbors on the floor, the building's rules, and the management office.

After-hours work

Noisy and disruptive work is scheduled for evenings, nights, or weekends when the building requires it.

COIs on request

Certificates of insurance naming the owner, manager, and any additional insureds the building requires — before we mobilize.

Building rules

We work to the building’s rules on freight elevators, loading docks, deliveries, work hours, and contractor sign-in.

Protecting common areas

Floor and wall protection along every path of travel, dust control at the work area, and clean common areas at the end of each shift.

Self-Performed

Why Self-Performing
Matters

The core of most tenant improvements — framing, drywall, finish carpentry, millwork, and paint — is exactly the work our own crews perform.

When the crew on site works for us, the schedule is ours to hold. We don't wait for an outside trade to fit us in, quality is checked by the same people who did the work, and you have one point of contact for the whole job instead of a chain of subcontractors.

Trades our own crews perform

  • Framing & rough carpentry
  • Drywall
  • Finish carpentry
  • Millwork
  • Paint
Common Questions

Tenant Improvement
FAQ

Yes. We can price work for the landlord, the tenant, or both sides of a TI allowance, and we keep the scope split clear in the bid so everyone knows what is included.
