There are no hand-offs to unfamiliar subcontractors mid-project, and every scope change goes through a written change order before work begins.

Our estimates are honest about cost from the start. We won't quote low to win the job and adjust later. When we give you a range, it reflects real labor costs, current material pricing in Chicago, and permit fees specific to your municipality — whether you're in the city, Evanston, Oak Park, or a suburb further out. If there's uncertainty in your scope, we'll tell you that too and explain what drives the variance.

Projects typically start within four to eight weeks of a signed contract, depending on permit timelines and material lead times. Kitchen and bathroom renovations run four to ten weeks in construction. Full gut rehabs and basement finishes typically take eight to sixteen weeks. We'll walk through a realistic schedule when we meet so you can plan around the work.
