
Ukrainian Village Apartments Turnover
This apartment turnover project in Ukrainian Village, Chicago involved the full renovation and repositioning of a 6-unit residential building. The work included layout reconfigurations, all new bathrooms, cabinets, flooring, trim, doors, paint, and updates to the existing HVAC, plumbing, and electrical systems.
Six units had to be renovated under one contract, which meant running demo, mechanical upgrades, and finish work across the entire building simultaneously. The existing HVAC, plumbing, and electrical were all original-era systems that needed full replacement — and the scope expanded once demo opened the walls.
Keeping six units on the same schedule while managing the sequence of MEP rough-ins and inspections required daily coordination across multiple crews.

Our approach to this project focused on delivering a full-building transformation that improved functionality, updated the finishes, and preserved the building's original charm. We reworked the layouts where needed to create better flow and more practical use of space, then moved through each unit with a consistent renovation plan.
The interiors were upgraded with all new bathrooms, new cabinetry, new flooring, new trim and doors, and fresh paint throughout. At the same time, we coordinated modifications to the existing mechanical systems so the building would perform as well as it looked. Throughout the process, we made sure the finished units still reflected the classic, inviting feel that fits Ukrainian Village.

All six units came out consistent — same quality standard, same finish level — which is hard to achieve when you're running multiple crews through a building at once. Rents increased 14% across the building within the first lease cycle after completion.
Ukrainian Village brick two-flats and courtyard buildings from this era — mostly 1910s through 1930s — carry cast-iron drain stacks, knob-and-tube wiring, and aging boilers. A pre-construction assessment that accounts for all of it is the difference between a project that stays on budget and one that doesn't. This building had been well-maintained by the prior owner, which helped. The systems still needed replacement.
