A kitchen renovation typically takes 6–10 weeks from permit issuance to punch list. A bathroom renovation takes 4–7 weeks. These timelines assume permits are obtained and materials are selected before work begins. Chicago permit lead times vary — we factor this into your schedule and manage the entire permit process.

In most cases, yes — with some adjustments. During a kitchen renovation, you'll be without a functional kitchen for most of the project. For bathroom renovations, we sequence work so at least one bathroom stays functional. Full gut rehabs may require temporary relocation. We discuss livability and logistics during the initial site visit and plan accordingly.

Our contracts include detailed itemized scopes with fixed pricing for defined work. If conditions change (unexpected issues behind walls, material lead times, owner-requested changes), we issue a written change order with pricing before any additional work begins. No verbal authorizations. No retroactive charges. The contract price is protected unless you approve a change in writing.

All workmanship is covered by a 2-year warranty against defects. Manufacturer warranties on materials (tile, flooring, fixtures, cabinetry) are passed through to you in writing at project closeout. You also receive permit records, as-built notes, and product documentation — a complete paper trail for your records and future resale.

Absolutely. We regularly build from architect and designer plans. We prefer to be involved early — during schematic design or design development — so we can provide constructability input and budget reality checks before drawings are finalized. This prevents surprises when we go to price the work.

Yes. We manage the entire Chicago Department of Buildings permit process — applications, plan submittals, revision cycles, and all required inspections. You don't have to interact with the city unless you want to. Permit fees are included in our estimates.

We use milestone-based draw schedules — 10% at contract signing, progress draws tied to defined phases, and 10% held until final walkthrough and punch list completion. We're also experienced working with clients using HELOCs, construction loans, and renovation financing programs. We provide lender-compatible documentation including budget breakdowns and draw schedules.
